Planning the build for your dream home is very exciting. Once you select and customize your floor plan and finishes, you begin to imagine yourself living there. Things have begun to get real as you sign the contract and your building permit is submitted for approval. The big questions at this point in the home building process are: How long will it take to complete my home? And when should I begin making arrangements for the move-in date? An exact date can be hard to predict due to factors such as weather delays, possible material shortages, and change orders by the buyer. Currently, due in large part to supply chain issues experienced by the builders nationwide during this pandemic, our building process is taking 6-9 months from excavation to move-in. Larger homes and homes built on your lot generally are completed within the longer timeframe while smaller homes and those built in one of our neighborhoods usually are completed within the shorter timeframe. But don’t worry, there are plenty of important milestones marked along the way to keep you excited as we work to craft your new home.
At Evergreen Homes, the construction of your home is overseen daily by one of our skilled foremen who keep you up to date on the progress and schedule key walk-throughs. Of course, you are welcome at the site as often as you like, and if you’re not living locally during the construction process, we will send you frequent updates and photos. Download our custom app to keep posted on the progress! At the final walk-through, your foreman will demonstrate the systems of your home, point out the location of shut-offs and other important details, and answer your questions. If there are any minor changes or corrections to be made, we generate a short punch-list for you to sign off on, and we’ll begin the final changes as soon as possible.
Your new home is considered officially ready for move-in only after our exacting construction and workmanship standards have been met. This step will include your formal acceptance, receipt of the Certificate of Occupancy, final payment, and title transfer. Then our favorite part of the home building happens—giving you the keys! You also receive a fun gift basket to help you (munch) through the move-in process – (shhh…it’s supposed to be a surprise)!
Once you’re moved in, we don’t just walk away. Our ongoing service warranty covers up to one year of materials and workmanship, two years on mechanical systems, and 10 years for structural elements. If something comes up within the first year, contact us to schedule a time to assess the problem and fix it. As with any move into a new home, it takes time for you to completely unpack and get settled. Before the end of the first year, we’ll visit for another walk-through to see if there are any issues, which we’ll work with you to resolve.
