FAQ
Questions? We Have Answers!Quick Insights into our Building Process, Financing, and Warranty
What makes Evergreen Homes unique?
We’re a family owned business with a passion for making people happy. We build the home you want, with the features and finishes you want, while staying within your budget. We are committed to building to rigorous standards of quality while being honest and fair. Our goal on every project is to create great relationships with our customers that will outlast the time it takes to build their custom home.
How long have you been building homes?
Since 2009…and we haven’t looked back. We LOVE what we do.
Where do you build?
We build all over Clark County, Washington (Vancouver, Ridgefield, Battle Ground, Camas, Washougal, La Center), as well as in Southern Cowlitz County, including Woodland and Kalama. Most of our sub-contractors live where we build, so there have been occasions when we’ve had to turn down customers who wanted us to build in locations where the travel time would be too great.
Do you only build in your own neighborhoods or will you build on a lot or acreage that I own?
Building a custom home on a lot or acreage that our customer owns is a core part of our business. In most cases where our customers own the lot, they can save money by getting their own construction loan, and we will be the general contractor responsible for building their custom home.
I’m currently looking for land on which to build a home. Can you help me find it?
A good realtor can be invaluable in helping you find the right land for your home. We can then help you evaluate the feasibility of building on a possible parcel by conducting a comprehensive site evaluation. We will then advise you on whether it will work with your budget by taking into account the challenges involved in preparing the site, providing a driveway, and bringing water, power and septic services to the home-site.
How much do I need to pay you up front to build a custom home?
We normally require a lot hold or design services deposit of $5-10k depending on the size and complexity of your project. That deposit will be fully applied to the purchase price of your new home.
Do we need to obtain a construction loan to build with you or can we get a conventional or VA loan? Which lender do you recommend working with?
Although we regularly obtain the construction loan for our customers, in some cases you can save money if you obtain the loan instead. Whether you get the construction loan, or you take out a mortgage once the new house is completed, we suggest you talk to at least 2 lenders to make sure you are getting the best possible terms. We are happy to recommend several proven lenders, depending on your circumstances.
How long will the building process take?
Currently from excavation to move-in, it takes 7-9 months to complete your home. Delays can result from change orders, adverse weather, and availability of building materials.
Will you modify a home plan that I like…either one of your plans or another one I’ve found myself?
Of course – our design team will collaborate with you to create the perfect plan for your family and lifestyle while staying within your budget.
Will you design a brand new home plan from scratch?
That is often the best solution, depending on your needs and the building site.
How much do your homes cost per square foot?
We don’t have a standard “price per sf”, since the price of a home depends on so many factors including the topography of the lot, size of the home (one level or two), interior finishes, features, CC&R requirements, and various permit and impact fees. Once we have a good idea of what you want, we can give you a ballpark cost estimate.
What are your standard finishes?
Each of our neighborhoods has slightly different “standard” finishes which you can explore on our website. However, our goal is to be flexible and focus on what is important to you. We are always willing to consider modifications to suit your taste and budget.
What happens if after I’ve signed my contract and my home is under construction I change my mind about a feature, finish, or some aspect of the layout?
This can result in a change order, and they are typical on most of the homes we build. They usually involve additional cost, which you will be expected to pay before they are acted upon. But sometimes they result in a cost savings, which will be credited back to you.
What is your warranty?
Information on the Warranty we offer can be found here. See the Centricity website for more details. Our Warranty includes a one-year builder warranty on all materials and craftsmanship. After the first year, one of our foremen will do a walk-through of the home with you to determine if there are any small issues that need to be remedied, which we will fix free of charge.
Who will I be working with as my home is being built?
I’ve never built a new home before. What are the steps involved in having Evergreen Homes build a home for me?
What’s different about Evergreen Homes’ construction quality?
Better materials + better craftsmanship = A Better House
